Q. How much is my note worth?

A. Value of a note is determined by risk.  There are two important factors in determining risk and value.  The credit worthiness of the borrower.  The value of the asset securing the note.  In the case of a mortgage, what is the property worth and what are the encumbrances against it.  The higher the risk; the lower the note value.  In some cases the risk is too high to justify purchasing it.
 

         Q. Do I pay closing costs when selling my note?

A. No; we pay all costs with the exception of one.  In some cases the holder of the note utilizes the services of a third party collection agency.  This could be a title company, a bank, or any other agency so designated.  Many of these collectors are holding the original documents and charge a fee to release them.  Those exit fees we do not pay.
 

Q. How quickly do I get my money?

A. Our agreements to purchase require we complete the transaction within 13 days.  Ninety five percent of the time it is completed within that time frame.  There are occasions when it takes longer.  That occurs when we do not receive all the necessary documents from the note seller.  There are times when there are legal, title, or geographic problems that have to be solved.  We advise you if it will take longer.
 

     Q. Can I sell a partial amount of my note?

A. Yes; when the note is of sufficient size.
 

         Q. Where do I go to close the transaction?

A. We arrange to close in the locality where the note holder resides.  This is usually within a forty
five minute drive from their home.  In the case of a property note the note holder lives in a different
locality or  state from the property we close where they are.
